JOB SUMMARY
Acting as Owner's Rep./Project Manager, the ideal candidate shall
project manage the design & pre-construction of HV/MV electrical
substations for large hyperscale data centers across North America.
In this role, you will not be the designer-of-record, but rather
you will be managing client-approved electrical and structural
engineering design consultants in the design of data center
substations. You should be familiar with facilitating "page-turn
design reviews" and substation equipment fabrication reviews at
30%, 60%, and 100% levels of completion.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Develop Design and Construction SOW's for Substation design
projects and coordinate, clarify, and track design packages with
Client, design, and construction contractor partners for Substation
projects across North America
Support in design risk evaluation, risk management and budget
control throughout design lifecycle.
Manage change control process for Substation design execution and
manage cost approval process with external and internal partners in
line with client's company policy.
Manage proposal reviews, contract award, and similar tasks and
process the contract documents through the established client
processes.
Monitor and track proposal and contract schedules and generate
weekly progress reports
Support contract negotiation, typically in concert with the
client's PM and legal counsel, including establishment of all GC
"business terms" including mark-ups, fees, insurance, labor rates,
escalation, etc.
Provide / gather cost estimates working with subs and other vendors
for scope gaps and changes.
Ensure QA/QC process is being followed and report any
issues/gaps.
Oversee invoice/payment application processing, tracking and
reporting.
Assist client to negotiate, resolve and close any outstanding
change orders, design proposal quality issues or contract
disputes.
Assist client in scheduling, coordination and management of all
owner-direct vendors
Support the design execution program for Substation and travel to
meetings as required.
SUPERVISORY RESPONSIBILITIES
Provides formal supervision to individual employees within single
functional or operational area. Approves subordinate's
recommendations for staff recruitment, selection, promotion,
advancement, corrective action and termination. Effectively
recommends same for direct reports to next level management for
review and approval. Plans and monitors appropriate staffing levels
and utilization of labor, including overtime. Prepares and delivers
performance appraisal for staff. Mentors and coaches team members
to further develop competencies. Leads by example and models
behaviors that are consistent with the company's values. Manages
3rd party project delivery resources/team (typically larger more
experienced team). Responsible for identifying training needs,
tracking performance, coaching, and motivating team members.
QUALIFICATIONS

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS/BEng/BArch) from College or University in
a technical area of study. Minimum six years of related experience
and/or training. Prior experience in a supervisory position (direct
report responsibilities) required if specific duties include direct
report responsibilities.
Minimum Preferred Qualifications:
Bachelor's degree in a technical field or equivalent practical
knowledge /experience. (prefer electrical engineers, structural
engineers, or any engineering discipline that touches HV/MV
electrical substations. If you lack electrical substation
experience, do not apply.)
Minimum of 2 years of full-time paid work experience in managing
technical design projects with a focus on large electrical
facilities infrastructure.
Preferred (but not required) qualification:
Experience in high voltage substation design or construction
contract management.
Electrical engineering or structural design knowledge
preferred.
CERTIFICATES and/or LICENSES
PMP (US and/or Canada) and LEED AP preferred.
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex
business documents. Ability to respond effectively to the most
sensitive issues. Ability to write reports, manuals, speeches and
articles using distinctive style. Ability to make effective and
persuasive presentations on complex topics to employees, clients,
top management and/or public groups. Ability to motivate and
negotiate effectively with key employees, top management, and
client groups to take desired action.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial terms and principles.
Ability to calculate complex figures. Ability to forecast and
prepare budgets. Conducts financial/business analysis including the
preparation of reports.
REASONING ABILITY
Ability to solve advanced problems and deal with a variety of
options in complex situations. Requires expert level analytical and
quantitative skills with proven experience in developing strategic
solutions for a growing matrix-based multi-industry sales
environment. Draws upon the analysis of others and makes
recommendations that have a direct impact on the company.
OTHER SKILLS and/or ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read
and understand architectural drawings. Knowledge in MS Project,
leases, contracts, and construction practices.
SCOPE OF RESPONSIBILITY
Decisions made with in-depth understanding and interpretation of
procedures, company policies and business practices to achieve
general results. Responsible for setting department deadlines.
Errors in judgment may cause long-term impact to co-workers,
supervisor, department and/or line of business.
CBRE carefully considers multiple factors to determine
compensation, including a candidate's education, training, and
experience. The minimum salary for the High Voltage Electrical
Design Execution Manager (Sr. Project Mgr) position is $212,000
annually and the maximum salary for the High Voltage Electrical
Design Execution Manager (Sr. Project Mgr) position is $250,000
annually. The compensation that is offered to a successful
candidate will depend on the candidate's skills, qualifications,
and experience.
