ResponsibilitiesRelated Southeast is seeking a Preconstruction and Purchasing Senior Manager to join their team. The primary duties of the Preconstruction and Purchasing Senior Manager are to work independently and/or as part of a team to develop conceptual construction budgets based on schematic drawings / design development drawings or full CD drawings. Construction estimates will be conducted on upcoming projects, current and/or on potential acquisition projects.Additional responsibilities included and not limited to:

• Plan reviews
• Subcontractor negotiations
• Construction quantity take-offs
• Bid leveling for subcontractors and general contractors
• Contract negotiations with general contractors
• Internal construction estimates
• Manage and procure any sale center build outs for condo projects
• Perform constructability reviews with architects, structural engineers, and MEP engineers to effectively analyze cost risk of the building as well as perform detailed value engineering studies to mitigate cost and budget exposure
• Work alongside the development team to adapt the pro forma to the potential or current construction cost of the project.
• Help identify any potential project specific soft cost as well as identify early work items, i.e., Abatements, Demo, Shoring, Deep Foundations, sea walls or DSM work that will require owner driven LOIs / Subcontracts Qualifications
  • A minimum of 5 years of relevant real estate / construction experience
  • Extensive subcontractor and supplier trusted and dependable relationships
  • Knowledge of construction means and methods, costs and engineering principles
  • Self-motivated and possesses strong communication/interpersonal skills
  • Well organized, detail oriented and have the ability to prioritize critical activities
  • Strong proficiency with fa--ade, mechanical, electrical and structural systems
  • Suitability to an entrepreneurial culture that places a premium on performance
  • Self-starting personality that can work well with limited direction
  • Ability to multi-task and shift direction easily
  • Personal style that is easily adaptive to different cultures and styles of transacting business
