Job Description:

DSS Condo, South Florida's leading Owners' Representative and Construction Project Management firm specializing in serving Condominium Associations, is seeking a dynamic Associate Project Manager to join its growing team based in the Miami/Fort Lauderdale area.

The DSS Condo Associate Project Manager manages day-to-day tasks and communications necessary to support of Project Manager on multiple projects. Assists Project Manager in coordinating all project efforts, administrative and technical, in ensuring the most efficient and cost-effective execution of assigned projects. Serves as the secondary client liaison to bring the schedule, budgets, and scope of work to completion and to the Client's satisfaction. Actively assists Project Manager in managing budgets, schedules, project communications and documentation, and all related administrative tasks.

Assist the Project Manager on all tasks for the assigned Project.
Assist in all day-to-day project tracking and communication related to the Project.
Attend Condominium Board and Association membership meetings to discuss Project with the Client and community.
Assist in the preparation of detailed presentations, including budget and schedule information and project design and specification options.
Prepare detailed meeting agendas, meeting minutes, and action items for client meetings.
Assist project manager, using MS Project, to prepare project schedules.
Assist with researching and vetting potential design professionals and contractors.
Assist in preparing detailed Requests for Proposals, including multi-faceted bid sheets using MS Excel.
Meet with contractors, designers, and service professionals to discuss the Project in detail.
Assist in the bid analysis and presentation process.
Review project plans, renderings, and specifications and provide observations or feedback to the Project Manager.
Assist in preparing detailed project budgets for projects.
Track all project expenditures on a monthly cash flow budget.
Assist in the development of project schedules, utilizing MS Project, as necessary.
Update project schedules, utilizing MS Project, accordingly.
Review all contract types associated with the Project and provide observations or feedback.
Attend site inspections to ensure quality workmanship and compliance with contractual obligations.
Verify quantities of work performed to ensure compliance with contractual obligations and payment applications.
Assist with procuring permits from government agencies.
Attend weekly Owner/Architect/Contractor meetings.
Prepare detailed meeting agendas, meeting minutes, and action items for weekly Owner/Architect/Contractor meetings.
Prepare presentations for community membership meetings.
Review and track all Proposals, Contracts, Invoices, Payment Applications, Change Orders, RFIs, Submittals, and Releases of Lien related to the Project.
Prepare and distribute monthly progress reports, including budgetary and scheduling updates.
Review the punch list to ensure compliance with contractual obligations
Collect and review final project close-out documents and provide observations and feedback.

Associate degree or higher in Architecture, Engineering, Construction Management or related field.
Two+ years of experience in construction administration, architecture, engineering or similar experience.
Knowledge of construction delivery methods, processes and agreements
Familiarity with construction best practices and general building codes
Passion for being detailed oriented and highly organized
Excellent verbal and communication skills
Proficiency in MS Office software products

Attend evening meetings.
Perform weekend work from time to time.
Be mobile and have the ability to work remotely from your vehicle, job site, home office, or other location when not working from the company office.
